New Real Estate is a Better Investment

A new turn is in the air in the housing market for investment leasing. The new trend has shown that investors are more likely to turn to instant solutions than before - that is, a new home is more popular because they can sell it immediately at a good price. Previously, it was a good investment to buy a refurbished apartment at a favorable price, and after the repair, they could also pass on good prices. Due to today's high rents and construction costs, today it is difficult, lengthy and expensive.

Property prices have grown very high recently, especially when considering good location. While in a suburban area a monthly rent for a two-roomed apartment ranges from 80 to 120 thousand forints, the 120 thousand forints monthly rent for the downtown is just the starting price. One of the most popular districts of Pest, district 13 the average monthly fee ranges between 120-175 thousand forints for the smaller apartments, and the larger ones between 180-190 thousand forints. 

In other downtown districts, it is possible to find an apartment for monthly rentals of between 120-125 thousand forints, such as district 8 and 9. It is the same in the Buda side of Budapest, where the most popular district is district 11 and similarly high prices are expected as compared to the district 13. 

The good property is well located, so if you do not want to spend hours traveling, you have to accept these rates. Another important aspect among tenants and buyers is good condition, mechanization, and furnishing. That is why investors are looking for such housing as well. To be able to lease the property at a good price these are all important criteria for them. 

The rental market is currently relatively tight, so it is worth looking very carefully whether you are renting, buying or investing. Many times you find the best property through family or friend connections, but you should not quit searching. And if we have found a good opportunity, it is not worth waiting too long, as the price-increase continues: compared to last year there is already 5-10 percent rate-increase in the market. According to experts, this may continue to rise as each ongoing project is completed.
