I offer for sale in the heart of the V. district of Budapest, in an excellent location, a two-room, 73m2 civilian apartment on the 4th floor (top floor) of an elevator building built at the end of the 19th century. In the immediate vicinity there are shops, restaurants, many public transport facilities (metro, bus, tram).
The apartment is bright, sunny, east facing. The rooms overlook Ferenciek Square. The windows and doors are still the original ones and are still in good working order after several renovations. All windows have working shutters.
The house was built in brick according to its period of construction, with a ceiling height of 3.95 m.
The apartment currently has a separate bathroom and toilet and a kitchen with a pantry. The rooms and the inner hall have parquet flooring, the bathrooms and the hall at the entrance door have good condition but older floor tiles (10x10 black and white metlachi).
The two rooms open on to each other, the smaller 20m2 and the larger 30m2.
In 2001, there was a major renovation, when the combined heating and hot water supply was installed, the chimney was built, the bathroom and the kitchen were renovated, but the renovation did not affect the electricity and water pipes and the strang.
The boiler was replaced 10 years ago and has been regularly maintained since then. The two original tiled stoves are still in the rooms, but they are no longer connected to the gas mains or the chimney.
The house has had the attic guttering repaired a few years ago and broken or missing tiles replaced and replaced. Traces of previous leaking can still be seen on the walls, but the problem has disappeared. 15-16 years ago the rising gas mains were replaced. The external façade was completely renovated 5 years ago. The house's electricity network is due to be renewed this autumn and next spring, and the money has already been earmarked.
The house has a stone corridor, but the apartment still opens onto the elevator lobby and not onto the free-standing stone corridor (where the rain does not fall).
The common cost is currently (May 2025) 26.700 HUF/month, which includes the basic fee, the renovation fund (50 HUF/m2/month) and the water fee. There is no water meter in the apartment.

District V. is located in the heart of Budapest. It's a government and business area with many popular office buildings. In this part of the town Deák Ferenc Square can be found, which is the largest public transport hub of the city, where three metro lines meet (M1, M2, M3). Rising above the buildings, the Budapest Eye ferris wheel overlooks the city, including some of the most famous attractions of the area, such as the Parliament and St. Stephen's Basilica.
Students prefer the neighbourhood due to the proximity of ELTE Faculty of Law (ÁJK), ELTE Faculty of Humanities (BTK) and Budapest Business School (BGE). Váci Street and Vörösmarty Square with its crowded restaurants and elegant shops are a popular destination for tourists. As you take tram 2 or walk along the Danube that borders the district, four bridges cross the river: Liberty Bridge, Elizabeth Bridge, Chain Bridge and Margaret Bridge.
For those looking for recreation in the green areas, Liberty Square, Elizabeth Square, Olympia Park, Kossuth Square and Károlyi Garden can provide space for regeneration. The nearest shopping mall is Westend City Center, next to the Western Railway Station, where you can reach the Liszt Ferenc Airport by train or the M3 metro and a transfer.
